As remote owners, we realized we needed a property management company to help us

A few years ago, we bought our first investment rental property in Scottsdale, Arizona, with the intention of renting it out on VRBO and Airbnb, as well as using it ourselves when we visited Arizona. However, as remote owners, we realized we needed a property management company to help us with tasks such as maintenance, rental rates, and guest communications.

We were concerned that our investment and reputation could suffer if they didn't do a good job

We contacted several property management companies in the area, but we were disappointed with their lack of responsiveness and personalized service. Most of them seemed like glorified receptionists who just called contractors without a clear plan or model for managing our property. We had to convince some of them to even come out and walk through the property with us, and when we did, we didn’t get the sense that they understood our needs and preferences. We were concerned that our investment and reputation could suffer if they didn’t do a good job.

That's when we decided to start 413 Property Management

Our goal was to provide a comprehensive model for property management that includes everything we’d learned, read about, watched on YouTube, and turn it into a repeatable system. We focus on attention to detail, personalized service, and effective communication. For example, we take care of tasks such as setting rental rates, recommending and installing digital door locks, providing high-quality photography, and ensuring that maintenance tasks are completed to our clients’ specifications.

We also prioritize clear communication and fast response times. Our clients can see what we’re doing and how we’re doing it, and if they want to take over someday, we’ll show them everything. Our clients appreciate our speed of communication, usually responding to issues within 5-10 minutes at most. We make sure that their guests are happy and that their properties are well-maintained, so they can sit back and enjoy their investment.
